Pre-opening
Pre-opening Room Readiness
To confirm that a room is complete, functional and to specification before the property accepts its first booking.
Scope
Applies to every room during a pre-opening or post-renovation handover.
Responsibilities
Executive Housekeeper leads the inspection. Chief Engineer signs off systems. General Manager gives final release.
Required tools
Room specification sheet, snag list, camera, PPM checklist, inventory list.
Procedure
- Compare the room against the signed specification sheet item by item, including finishes and furniture.
- Count and record the full room inventory: linen, amenities, stationery, hangers, glassware and electricals.
- Test every system with the Engineering team and record the result against the PPM checklist.
- Photograph every defect and enter it on the snag list with a responsible contractor and a date.
- Verify the fire safety items: detector, emergency plan, door closer and the escape route signage.
- Confirm the key encoding works for that room and that the lock audit records the test.
- Deep clean the room after the last contractor has left, not before.
- Re-inspect after the deep clean and close the snag list items that are complete.
- Hold the room out of inventory until every safety item on the snag list is closed.
- Obtain the General Manager release signature and only then load the room into the system for sale.
Checklist
- Specification compared item by item
- Inventory counted
- Systems tested with Engineering
- Defects photographed and listed
- Fire safety items verified
- Key encoding tested
- Deep clean after contractors
- Re-inspection done
- Safety snags closed
- General Manager release signed
Safety notes
No room is released for sale with an open fire safety, electrical or water safety snag, regardless of the opening date.
Quality standard
Every released room has a signed readiness record and a closed snag list retained for audit.
Escalation
Escalate to the General Manager any pressure to release a room with an open safety snag.
